Refinance of Hilton Reading Hotel and a new lender relationship
London, UK January 2026 - Aprirose has refinanced its Hilton Reading hotel, marking the start of a new relationship with Mizrahi Tefahot Bank (UMTB). The £16 million, fixed-rate facility provides stability and certainty for its investors, reinforcing Aprirose’s commitment to long-term value creation.

Hilton Reading is a freehold, modern, purpose-built hotel featuring 210 keys, a bar, restaurant, meeting rooms, and a leisure club with an indoor swimming pool. Situated on a thriving business park just two miles south of Reading town centre, the property forms part of the vibrant Kennet Island neighbourhood.

Aprirose has been focusing on acquiring long term income assets and shorter-term value add asset management opportunities as well as refinancing its assets to release value for investors. In 2025, it refinanced its 141-bed East London aparthotel Staycity Dalston and acquired a mixed-use portfolio in St John’s Wood, London as well as a Purpose-Built Student Accommodation asset in Reading, both of which they are currently asset managing.

Gareth Taylor, Head of Debt Capital at Aprirose, said: “This new relationship adds to our 14 existing lender partnerships, further diversifying our funding base and strengthening our position. We will continue to focus on building strong relationships and delivering sustainable growth across our portfolio.”

UMTB launched a dedicated hotel finance team in 2023 as part of its property financing service.

Michael Young, Head of Hotel Finance, UMTB London Branch, said: “We are delighted to welcome Aprirose as a new customer through the successful refinancing of their well-established Hilton Reading Hotel. We look forward to expanding our relationship with Aprirose going forwards. Our team is ambitious to grow its exposure to experienced hotel investors in the UK and Ireland who have senior debt requirements up to £50m, for either refinancing, acquisition or development purposes."
