Aprirose sells Leonardo Hotel in Heathrow

Aprirose sells Leonardo Hotel as it focuses on long income and value add deals across numerous property sectors.
Privately-owned real estate investment company Aprirose has sold The Leonardo Hotel London Heathrow Airport to Fattal Group.

The 230 bedroom 4-star hotel offers upscale accommodation and amenities for business and leisure travellers. It was bought by Aprirose in 2015 and was extensively refurbished by the tenant in 2019.

The move comes as part of a growing trend of hotel operators buying their own buildings to gain greater control over their brands, operations and long-term plans whilst also reducing their risk and leasing costs.

Aprirose sold the asset to create liquidity for its investors to reinvest into their two key strategies of core income and asset management-led transactions.

Ari Boyd, CFO at Aprirose said: “Selling the asset to the owners of our long-term tenant represented an ideal transaction for Aprirose, creating liquidity for our investors. It comes as we have been looking to redeploy capital into other sectors where we believe we can achieve enhanced returns. Investors are looking for both core income and asset management opportunities and we are working on a number of transactions currently via these two strategies.”

Aprirose recently bought a mixed-use portfolio of retail and residential assets in St John’s Wood, sold the Karma Sanctum hotel in London’s West End and a Premier Inn in Liverpool. Aprirose also recently hired Asset Management Director Arthur Phelan as the business gears up for higher levels of investment activity.

Aprirose was advised by Knight Frank on the sale.
