investment company Aprirose has sold Karma Sanctum
to
multi-family real estate management firm Tenigla for £22m.
The hotel, a Georgian style hotel asset on Warwick Street in the heart of Soho, was purchased by Aprirose in 2021 and features 30 rooms and suites ranging from compact rooms to large rooftop terrace suites. The hotel has a rooftop bar with a jacuzzi, a subterranean members’ bar and lounge and a restaurant – the Wild Heart Bar & Shokudo serving Japanese street food by Michelin-starred chef Garry Hollihead.
The hotel’s history has a distinct rock and roll vibe, celebrating Soho history as a hub of artistic and bohemian life and hosts the annual Wild at Heart Music Festival. In 2025, the asset is set to host a British Independent Film Festival, aimed at honouring the best of British independent cinema and spotlight the female filmmakers, alongside Director Q&As and panel talks.
Manish Gudka, CEO at Aprirose, said: “We saw the opportunity to sell Karma Sanctum at an attractive price and create liquidity for our investors. We are in the market for opportunities that are core plus across several sectors where we can implement asset management strategies to drive value.”
Aprirose recently sold a Premier Inn in Liverpool and has a number of other deals in the pipeline.
Gudka continues: “With an in-house investment and asset management team, we like to create our own value through asset management initiatives, without relying exclusively on market yield compression.”
